Landlords selling their properties are to be encouraged to say what they believe their investments are worth ahead of an online valuation and contact by an estate agent.

The ValPal Network (TVPN) has added a new feature to its Automated Valuation Model (AVM).

Called the Homeowner Valuation Feedback feature, it invites users to use a simple slider to indicate what they believe their property is worth.

They can also add written comments to support their anticipated price, with those insights sent directly to the agent alongside the valuation enquiry.

TVPN says this gives agents valuable context before arranging a market appraisal and helps them understand a seller’s expectations.

TVPN director Craig Vile comments: “One of the frustrations people often have with automated systems is that they don’t have the opportunity to say, ‘Ah, but…’

“Every homeowner believes there’s something that makes their property different … This feature gives homeowners the opportunity to tell that story before the first conversation with an agent takes place. 

“Whether those factors ultimately influence the valuation is a matter for professional judgement, but at least the conversation begins with a much clearer understanding of the seller’s expectations rather than assumptions on either side.”

While online valuations remain an increasingly popular starting point for investors and homeowners considering selling, ValPal says the latest enhancement reflects a simple principle: technology should support better conversations, not replace them.

A statement from the firm says: “The enhancement forms part of ValPal’s ongoing programme of continuous product development, focused on helping agents have better-informed conversations from the earliest stage of the customer journey. The update has been rolled out to all ValPal users at no additional cost.”
