A new market report, published in partnership with Zoopla, has been launched by the publishing brand behind the National Landlord Investment Report.
Key findings include:
- The average London sold price is around £545,000, but borough averages range from around £361,000 in Barking and Dagenham to more than £1.25 million in Kensington and Chelsea;
- Average London property prices are around 3.7% lower than a year ago and remain around 5% below their 2022 peak;
- Around 20 of London’s 32 boroughs still have average prices below their 2022 highs;
- Renting can currently be more financially accessible than buying in London, with Hamptons data showing renting was, on average, £728 per month cheaper than buying in May 2026;
- Buyers may need around a 40% deposit before buying becomes cheaper than renting in London, before additional upfront costs are considered;
- London has added more than 664,502 homes since 2001/02, but current assessed housing need is around 84,884 homes a year.
