An online service is offering landlords the opportunity to have properties managed for £29 each, per month.

Lettance describes itself as an AI agent for landlords in England who manage their own homes.

It’s launching officially on Monday and the creators tell Landlord Today: “Small landlords can now choose something between doing it all themselves and paying an agent a share of the rent.”

Each home gets a private email address and web link for its tenants.

Lettance sorts each message by type and urgency, then prepares a reply or a repair job for the landlord to check.

Replies, contractor messages, rent reminders and notices wait for the landlord to approve the exact wording.

It also reads gas, electrical and energy certificates, keeps rent records and fills a pack of answers for the register.

Council licensing is checked against 293 of the 296 English councils, with the source behind each answer.

It costs £29 a home a month, with no percentage of the rent.

But the creators say the service does not find tenants, attend viewings or give legal advice, and it does not seek to replace a letting agent’s physical service.
