Tories call for more pro-tenant rental reforms

A Tory council in Middle England has backed a committee of MPs calling for rental reform measures to be tightened up.

The all-party Select Committee on Levelling Up, Housing and Communities recently slammed many of the government’s reforms. 

It suggests that most tenants are not worried by insecure housing or low-quality properties but by high rents caused in part by landlords quitting as a result of government taxes.

The MPs also warn that banning Section 21 evictions nay lead to a surge of possessions cases before the abolition date, in turn swamping courts.

Now the Tory controlled Cherwell District Council has welcomed the committee’s findings.

A statement from the council says: “The timely report calls on government to consult with local authorities to ensure that the civil penalties regime is fit for purpose. This will have the added value of ensuring that local authorities can take action through enforcement when necessary and work to drive out irresponsible landlords.”

Councillor Nicholas Mawer, chair of housing on the council, says: “We applaud the House of Commons’ recommendations to the Renters Reform Bill. We have previously called for these crucial reforms to be brought forward and are pleased to see that progress is being made to bringing these before the government.

“For residents who rely on the private rental sector, especially those on lower income, poor quality homes makes life much harder. The current cost of living crisis means that supporting our most vulnerable residents has never been more important.

“It is a basic right for tenants to feel safe in their own homes and be confident in the standard of housing they should receive, regardless of tenure. Whilst the majority of landlords provide decent, well maintained homes, there are a minority few that take advantage and offer poor quality and dangerous accommodation. 

“This is why we support and would welcome any conversation with the government around reforms to allow us more power to better intervene and escalate issues with landlords where necessary.”

    The lie and propaganda continues. High Rents yes, Shortage of Rental yes. Caused by them yes 100% by interference and money grab, which is what its all about so don’t pretend you care about our Tenants or you wouldn’t have done this to them, do you think they are Stupid or something and cannot see this, they are intelligent people and all know right well.
    We all know the increase in eviction is down to you, can you not tell reality from fiction.

    It’s only the tenants whom will reap this whirlwind, the council’s don’t care that much, in the end the housing officer dealing with that homeless person will just go home , it’s the tenants issue when they go to that grotty emergency accommodation hotel. It’s all so grim and predictable.

    I've been in several cities recently and the number of people speaking foreign languages is unbelievable, especially young African men.
    In b&a yesterday an assistant was talking to a customer, the assistant of Arabic descent was trying to guess where the customer had come, recently from, it was dijibouti!

    It is good to see some common sense being talked about. There is clearly going to be RRB - anything that makes it more workable for LLs has to be seen as positive. At last the message that driving LLs out is causing availability issues & high rents appears to be being heard!

    Driving up standards, well I agree all rented homes should be safe, electrics tested, gas safe, a roof that doesn't leak, hot and cold water and some form of heating, now it would seem they want new kitchens and bathrooms which is fine for the tenants that can afford the rent, but what happens to the tenants that cannot afford to pay the rent on these high standard homes, tents maybe? you pays your money and takes your choice

    We fitted a new kitchen in our own house in 1983 - still fine.

    We have had to replace kitchens in most flats every 8 to 10 years, and bathroom seats almost every year.

    Abuse makes things need replaced, not normal use.

    It’s hilarious. The tories attack landlords til they leave, wonder why they’ve left, blame everything else for why rents and homelessness are so high, then dream up new ways to attack us some more. It feels like its become so deliberately dystopian it’s obtuse.

    It would be far easier to provide well maintained homes at more affordable prices if the government stopped taking quite so much in tax.
    Section 24 needs to go. No other industry is taxed on turnover.
    Any improvement work that either brings a rental property up to current building standards or improves the EPC needs to be immediately tax deductible (not a Capital improvement)

    What you’re doing is the exact opposite…you’re not driving out the irresponsible LLs, rather the good ones. You’re only gonna be left with the bad ones because of pure economics…they don’t follow the (costly) rules and will survive.

    The PRS is *not* an extension of social housing. Don’t ever forget that.

    Cesspit is indeed where we are! ...And particularly my rental that I got back yesterday. First estimate, 8-10k of damage...kitchen eaten by dogs, carpets black, not a single rooms wall paper not ripped or drawn on and used sanitary items left for me to remove because I can't afford to pay anyone to do the work. My agent( a well known Nottingham one) said and I quote... "Be glad you've got it back!" I offered to knock 20k off the asking price to today's viewers after spending a night in tears and having chest pain. Scum deserve Scummy houses, surely??????????

    Around 15 yrs ago I had a young Indian family leave a house in a similar state, get on screwfix online order yourself some disposable overalls, gloves, mask, bin bags, 5 lts of disinfectant and a hand sprayer, collect from their local store, get into your house, grit your teeth and clear it, being a landlord can be a dirty job at times, but a bit of dirt never hurt anyone. Oh and your right scum get what they deserve

    Rebecca, so sorry by don’t dispare, soften or go knocking lumps off your asking price like that. Find some local labour & trades directly yourself minimise and control the cost, if you are not in a financial position to do that try the Auction with your reserve price l believe you will get your money because it exposed to hundreds of serious buyers at the fall of the gavel, 28 days to completion no falling through.
    However I hope you take heart and get through this and retain your property hopefully get better Tenants next time honestly most Tenants are very good. I am acutely aware the Regulators / levelling up are determined to do as much damage as possible to landlords and Tenants.
