Fair play to them. I'd do the same. If people don't want to pay those prices, move on and find something cheaper if you can. It's all about supply and demand. I'm in the holiday let business and always raise my prices when there's high demand, I'd be a fool not to. People are always ready to complain about the 'filthy rich' landlords..

I've got 2 Short term lets. (Airbnb) and will continue the trend selling off the other PRS in my portfolio. You can't blame landlords for going down that route when you consider the sh** they have to swallow as a PRS landlord. In finding the short term lets much more lucrative, I have total control over them, theyre more tax efficient as the mortgage interest is fully deductible, I get the full 40% unlike the 20% on the PRS properties. The holiday lets are recognised as a business whereas the PRS properties are only recognised as an investment. Its short term all the way for me and I'm slowly dumping the PRS ones.

I'm not devastated.. I've started selling off my portfolio... Why would I want to continue trying to make an honest living in a cesspit when there are other less stressful ways to a earn a crust. It's my tenants I feel sorry for but I'm thinking of number 1 and getting out before they think of taking landlords rights away to sell their own properties... Nothing would surprise me anymore!!

I've started the sell of now and I don't think I'll even wait for the 'one a year' process to max out on the £12k tax relief. Properties are selling well up North (Inverness) and I think I'll just keep selling while prices are good as I feel it will outweigh the pitiful 'one a year' tax relief, my accountant agrees.

Couldn't agree more Max. They don't know what hard work is. I've got a couple of holiday lets and the rest are residential lets. I sold one a couple of years ago and I'm selling another one which goes on the market today.. This will be followed by the rest of them. I've had enough of doing all the hard work, investing my hard earned money only to be kicked in the teeth at every opportunity by HMRC and activists galore. A dozen rental properties will be sold as a result of this. That's just my portfolio...I'm sure that there are many other landlords planning to sell up as a result of all this. When will the penny drop I wonder? Not until its too late, that's for sure. I'm out!

They have paid their rent and taken care of the property; they have made friends with their neighbours? How does she know that for certain? It's always the sane blarb... The poor helpless tenants and the cruel heartless landlords. They conveniently forget that landlords are running a business funded by their own hard earned and borrowed money (even though HMRC don't recognise this) and they expiect us to act like a charity. I'm preparing a house this week for the market and can't wait to get rid of the rest of my portfolio....all due to increasing red tape and costs. As they say in the Dragons Den.... I'm out!!

I love Airbnb. Have transferred 2 of my properties into holiday lets and never looked back. A good example....today I got a 4 night booking which will show £445 in my bank after fees...I'd get around £630 - £650 per month renting it out as a residential..,.OK I have overheads but it makes perfect financial sense to me. No problems chasing rents either..

Thanks Caroline but in my experience, other investors tend to want to buy cheaply. That's fine if you're desperate to sell, and your property isn't moving but up here in the Highlands (Inverness) the market is currently quite buoyant and things tend to sell fairly quickly at the moment.

Landlords won't have a choice eventually... It will be illegal to refuse a tenant because they have a pet... That's what it's coming to.... And that's why I'm getting out while I can... Holiday lets are the way I'm headed. Much less hassle and your mortgage interest is used fully against tax at your current rate... I'm 40% so what's not to like compared to the measly 20% I get on my private rental properties and no hassle with payments or waiting ages to remove problem/non paying tenants. I have converted 2 to holiday lets and so far so good. 👍

£3260...sounds like a win win situation when you consider how much arrears non paying tenants can build up quickly.. My last one owed me over £6k, which I had to write off. I have one currently on 6 months notice as i wish to sell and guess what.... They have stopped paying rent.. Currently owing over £2k and growing by the day... The £3250 route sounds like quite a good option because once the 6 months notice is up, the tenant will be advised by the council to stay where they are as there are no rental properties available. Meanwhile, Muggins here is forced to provide a rent free property whilst still having to pay the mortgage, insurance, landlord registration fees, etc etc etc. No wonder I'm selling all my properties.. Enough is enough.

100% Correct Dominic. I have 12 properties. I have sold one, I'm selling another once the tenants notice is up in March and the rest will follow year by year. I converted 2 of them into holiday lets but it seems that landlords are kicked where it hurts no matter which way they turn. We're not treated as legitimate businesses, taxed unfairly and it seems we have very few rights when attempting to gain possession of our properties and try to protect our investments when tenants don't pay their rents etc, quite the opposite; we are treated like scum. Why would I want to continue in such a one sided business? I'm pulling out and it feels good just knowing that. Enough is enough. Time to find somewhere else to invest my hard earned cash.

I'm making Much more profit than I would have done letting them out to people who don't look after them, don't pay the rent and leave the place filthy and whine about their rights, backed up by the government. Airbnb has been great for me. I have a portfolio of buy to lets and now 2 of them have become holiday lets. Airbnb is a great platform to use and they take 2 or 3%...what's not to like?"Also, holiday lets are more tax efficient. I'm making much more money than I would have made using these properties as residentials and I've no worries about getting rid of bad tenants. Will I be re-letting any of my properties as residential lets once a tenant leaves?.... Absolutely not!!! Short term holiday lets are the way forward for me. If I'd been treated as a legitimate business as a residential landlord and not been made to jump through countless hoops I would have happily carried on supplying rental properties. It seems the government want landfords to supply properties and be treated like something on the sole of their shoes..... No more for this landlord... As they say in the Dragons Den... "I'm out!"

Why should landlords not do what they like with their own properties? If they were treated better and fairly there wouldn't be this mass exodus. I will NOT be taking any more tenants on...EVER.. I am selling up, one by one I've had enough.. The couple of holiday lets I have are a lot less hassle. I'm not a charity, I'm a business... Just a pity HMRC and the councils don't see it that way.

You can keep pushing the rents up but eventually they will become unadfordable.. Bottom line is.... When they stop paying the rent you can't get them out.. I know through bitter experience... I built up my portfolio from the sweat of my back and focusing and saving for the next deposit to invest in the next prroperty.....it CAN be done. If people don't want to graft to get on in life, that's their choice but they have NO right to expect us hardworking individuals to give them free/cheap homes. I'm running a business (I wish HMRC would recognise that) not a charity!!!

I looked into renting a property to the council in Inverness....not only were they offering WELL below market rent, they also said if the boiler etc were to breakdown they would be looking to me to arrange repairs!! Also the property would have to meet their criteria prior to them signing a lease...That wasn't a concern for me as my properties are kept to a good standard anyway but I walked away sharpish from them...It seems to be all take, take , take from landlords...enough is enough!

Keep taking the rent and the ever increasing bulls**t we've got to eat...If we don't sell they'll just think of some other way to screw landlords....we're powerless and they can do what they like. Some landlords will have no choice and will be forced into selling due to bad tenants, government legislation etc. I got into the game over 20 years ago to provide a pension for myself...I've got 11 properties left and I'm going to be selling them one by one as tenants leave....I've had enough...I've changed 2 of my properties into self contained holiday lets....patiently waiting for some business now...

Nothing wrong with AirBnb. I'm in Scotland . It works very well for me. Who can blame landlords for trying to escape from the nightmare world of long term renting when tenants have all the rights, and will take full advantage of them? Landlords are treated like scum by the government, no help when attempting to evict non payers etc, in fact, as far as I can see they put obstacle after obstacle in your way. We're also taxed differently to everyone else in the country. Not recognised as a legitimate business yet taxed more than anyone else. I've been a landlord for over 20 years now. and have 12 properties, 2 of which are legitimate AirBnb/holiday lets.....less hassle, more profit, property is maintained , I can sell it when/if I want with no lengthy notice periods etc. I've had enough of long term lets and will be selling the portfolio one by one. Enough is enough.

Buy to let landlords aren't really recognised as businesses by HMRC. They're seen more as housing charities that they can tax unfairly and rip off over and over again. We're taxed on turnover not profit like other businesses.. That's criminal!!! No way would I recommend someone coming into this game these days. I don't see life getting any easier for landlords in the future so I'm bailing out. I didn't invest in property to become a charity and it seems more and more that this is what expected.. Free rent, and hurdles every way you turn when you need to make a genuine eviction.. It's almost impossible... So I've decided it's just not worth the hassle...

I have a dozen properties... all achieved by the sweat of my brow.... Jealous? Yes I think you are... but then again... you could have done the same thing if you had the guts and the inclination. Don't knock others who are prepared to work hard for a better life and we won't knock the likes of you.. who aren't. I'll be starting to sell my properties off one by one as a result of the way landlords are treated and will be making a tidy profit even after I pay my taxes... It's a shame for the tenants who will have to find somewhere else to live but what can one do? You're 100% correct there. It feels like landlords are treated like a charity and a subsidy to the lack of rental properties. There's plenty of support for tenants (good AND bad) and Sweet F A for good landlords We're not really recognised as a business and are taxed differently and more than other businesses...if they are trying to make us throw the towel in they are doing a great job. I'm downsizing big style after the lockdown...it's too much hassle....time for a change of direction...maybe commercial property...at least it's treated like a proper business....at the moment!
