This is all driven by the evil UN Agenda 2030 SDGs on a scam called climate change. I never appreciated how far back this all started. The UK Energy Bill has also tightened the noose for anyone that doesn’t agree with the group think and doesn’t believe there is a crisis.

This licensing rubbish is merely Labour (mainly) councils restricting the rights of individuals to make a living and all part of the United Nations Agenda 21. Read the book by Rosa Koire called Behind the Green Mask: UN Agenda 21. What is happening in the U.K. and around the world is right out of the UN Agenda 21 playbook.

Clearly Martin has zero idea of the financials and a basic cost benefit analysis. If a tenant can afford the rent and the heating bills then they should be allowed to choose a D rated property. Those that can’t afford to heat their homes should choose a C or above if it bothers them that much. To be honest it’s all a ploy by the elites and the globalists to force private landlords out of the market under the guise of their spurious climate change woke ideologies as planned by them at their club called the World Economic Forum. Climate Change is always going to exist. Global warming will occur but not for the reasons they are portraying ie blaming us. I don’t see Klaus and co slumming it on public transport…chauffeur driven cars and private jets all the way for them. Anybody that supports this miserable-it’s and tyrannical agenda is assisting in the genocide of the middle and lower working classes and the poor and should be in prison (all the politicians).

Gibbo. The basic economics don’t work out for expensive “solutions” like heat pumps or EWI or solar roof panels e.g. £14,000-£20,000 to install a heat pump to save (modelled) energy costs of £200 per year. If the tenant is worried I’d rather give them a discount of £200 off their rent. What’s really happening is the costs for this scam climate change agenda are being heaped on to private individuals owning property for letting in the hope they sell up. The race to retrofit all older properties up to an A rating EPC which, if they don’t they won’t be able to rent out the property, will cause an unbelievable crash in house prices and yet another massive transfer of wealth from private investors to large corporations ready (with funds from cheap bank borrowing) to hoover up the excess. They’ve not started on privately owned properties yet to my knowledge (unless they have via the back door using finance as the stick) but one day when that comes in the financial ramifications will be gargantuan. Only THEN will the population wake up to what’s going on…the biggest power and private property grab in the history of the modern world. The renting classes are already suffering massively as a result of the climate change scam in many different ways (section 24 introduced to raise more taxes!).

Oh bully for you! C and D are just fine. The EPC calculations are simply wrong and inconsistent across the board. I’d rather give the tenant a discount on the rent of the cost of the so called savings per the EPC and let to people who CAN afford to hear and eat. That means nobody on benefits, no low paid workers, only workers on average pay. It is what it is.

I might be wrong, but Jason sounds like a very bitter, jealous and aggrieved individual with an axe to grind. I wonder what his situation is and how he ended up in it. It’s regrettable he clearly doesn’t understand the workings of the property market and the lenders’ criteria requiring borrowers to be able to afford their mortgage. In the late 80s/early 90s it was a painfully time for many that had to go bankrupt and walked away from their homes before they were repossessed due to sharp interest rate rises. The lenders don’t want the same to happen again.

This is true. I worked with Crisis, took on 3 people previously homeless, one did fine, one was a pain in the arsenal cost me money to evict but didn’t damage the property or steal rent money from me whereas the last one was the dirtiest human being I’ve ever come across, cost me money to evict AND stole £7500 rent money by lying through his back teeth about everything to everyone. Never again. People have too many problems…I just want to house people that can cope with their own lives and not make themselves a problem for me. Sound harsh? Well I have my own problems, why should I have to be the carer of other peoples problems! If anyone wants my problems please get in touch. No? Thought not.

It’s all a ruse to help Xero and Quickbooks make massive profits whilst causing major headaches for us. I don’t pay monthly for my bookkeeping software presently, one off payment of £29.95 about 20 years ago and it does the job well. It’s no longer supported by Microsoft (MS Money…so easy to use). Much easier than the other two I mentioned before. And…no ongoing costs.

The Government are probably being lobbied hard by online accounting software providers like Xero and Quickbooks because they want us to pay all those yummy monthly fees! What a massive increase in profit those companies will see. From my research so far I’ve been unable to find a suitable alternative interface that’ll accept returns using a good old spreadsheet. My accounts are “digital” already but just not in a format that interfaces directly with HMRC!

Sometimes just failure to apply for a license. No monies from fines go towards repairs or maintenance. The landlords effectively get hit twice. Cost of fines plus cost to put right things that are found to be wrong.

Agreed. This is a classic emperor's new clothes scam trying to make us all rush out and spend tens of thousands of pounds for very little return on investment (savings in energy costs) all so that if we sell up the new first time buyers (or other buyers) will choose our property to buy over others. The Santander report is based on a tiny sample of the population.

" Reduce eviction powers for landlords whose tenants are in arrears". I wonder if Labour will acknowledge there should be some kind of reasonableness surrounding arrears, for example some kind of de minimus limit on what arrears figure means a landlord must be allowed to go ahead as the tenant will NEVER get back up straight. I have two DWP tenants that due to the cap have now got arrears of circa £20,000 and it all built up just before and then during the pandemic so I've not gotten around to starting eviction proceedings, until now.

Good point...has merit and I would love to see this explored. The problem is the Greens and the Assessors and the Government and the manufacturers of solar panels, air source/ground source heat pumps etc etc all have their own agenda and won't listen to this sensible suggestion. Pains me every time I read this EPC C by 2030 rubbish...it's just going to be impossible to achieve and at an impossible cost to the owner of the property (not the user of the property who would be the actual beneficiary of any improvements).

Nobody knows what they’re doing! The manufacturers and installers of heat pumps are biased and simply selling them to make profit. Fair enough but the technology is rubbish and isn’t going to be cheaper overall and save us any money. If a tenant really wants one then they can damn we’ll pay for it.

People talking up ground source and air source heat pumps are doing so to support their own agenda (their business success, their profits and personal net worth). Millions of properties are unable to have these devices fitted so traditional boilers or electric heating are the only other options. I say hurry up and build some mini nuclear power stations around the country then electricity prices are cheaper and we can all go electric.

The rise in S21 notices being issued is a direct response to the threat of removing that option to Landlords. I’ve had to do this to protect my position in cases where there’s no rent arrears but the tenant has breached the contract in other ways that are arguable by tenants/judges and burden of proof is on me. Other cases are in arrears so when I’m ready they’ll go via S8.

We can pass the message on by adding it to AST contracts but in no way is it or should it EVER be up to landlords to be responsible for the inaction of their tenants. The tenants are humans and responsible for themselves, like I don’t expect anyone to force me to recycle or dispose of waste properly…it’s down to me! Such a nanny state we have now!
