The law is an arse! Complete joke. There should be a common sense factored into tenant renting. If they are involved in any illegal activity it should be instant ban on staying in the property. Better still hung drawn and quartered!

I thought this was law anyway? But this still does not change the fact that any tenant can go to a car boot sale and pick up a faulty iron or kettle or even Xmas lights. Plug them in go out and get a pint of milk and hey presto a fire! All legislation in the H&S department is a total joke.

All this talk about rogue Landlords. Good Lsndlords get tarred with the same brush and they are the majority. Hit rogue Landlords by fining them top dollar, jail sentence and take away the right to rent out properties. Blaming rogue Landlords is just a smoke screen to globally attack all Landlords.

So when they scrap deposits and the tenants run off without paying rent (theft) and trashing the property will the headlines say ‘ tenant in court for theft of rent’! Um no. Never will they will just walk Scott free as it would cost to much to chase. My advice if you have rental properties. Sell Sell Sell.

Totally agree. Do Not Rent to people on Benefits until your local councils sort the problems out. I’ve just sold my block of 10 flats that took months and a cost of £12k to me because I had one DSS tenant who was told not to leave by the council resulting in me having 9 empty flats and waiting 3 months to get my Benefit tenant out. Councils are a discrace and they are the reason for the housing crisis not the Landlords!

OK so you spend X amount of £s on PAT texting your equipment that tenants use. Firstly PAT testing is only as good at the time of testing. The minute the tester walks out of the door anything can happen to that appliance to make it unsafe. i.e. a tenant can pull the fridge away from the wall to retrieve his benefit cheque and rupture the lead. Secondly you have tested everything you supply but the tenant goes to a car boot sale and picks up a pair of hair straighteners which are faulty. Plugs them in forgets to turn them off and hey presto they have burnt the flat down along with their benefit cheque! Who actually dreams up these rules and regulations?

I’m just about to go to court to evict a tenant that the council advised them not to leave. Any Landlord that now helps the Council is a traitor and should be shot! Tell them to go and shove it where the sun don’t shine. Talk about the horse has bolted!

The only proof of that is the tenant told me but I know it goes on. I ask the homeless office guy that this was unreasonable and he said he only advised him what his rights were! Infant any tenant DSS or not have this right. Thank god they don't all put it into practice!

I've been waiting for this to crop up for years. I have one DSS tenant in my block of 10 flats. He is on medical benefit (got hit on a zebra crossing) He's always paid on time and been with me 15 years. I'm selling all my property because being a Landlord is not a good thing anymore. 9 tenants found new accommodation straight away but my DSS was advised by the council to stay put until I have to go through pain suffering and cost to get him out. Then when he's homeless they will rehouse him. So my argument is if they want this housing crisis to get worse carry on and do this to other Landlords and they will all find ways of not letting to DSS. They want the housing crisis to get better-find a way to work with Landlords so they can guarantee the Landlords will not have- rent arrear issues, bad anti-social tenants, none of this 'do not leave' crap! Oh and by the way what about the insurance companies that will not insure a building if there is a DSS tenant in it? If you guys did'nt know that you best check your policy! Landlords are the way out of this crisis and until government recognise this it will only get worse!

OK i'll add to this. I put my block of 10 flats up for sale. I have one DSS tenant. I ask the council if they would buy the property and they said yes but want a preferred recommended housing association they deal with to buy it. We struck a deal. All 10 S21 notices sent. 9 professional tenants leave except guess who! the DSS guy because he was advised to stay put and wait it out. Don't forget its the council that want the building to put social benefits in there and reduce the housing list but the homeless department are telling him to stay and not make himself homeless? Ironic or what!. So now I have a block of 10 flats with 1 tenant who won't leave until it goes through to court. Apparently could take about 17 weeks. My mortgage is £4k per month. My insurance is £150 per month. They are even charging me council tax on 9 empty flats!!!! I need to get some kind of security in there and i've lost my income so all in all I am ready to go bankrupt as I can't fund this. So the Council do NOT want to get people off the streets. Whats the point of a 2 month notice when they tell them to stay and wait it out. This is so morally wrong its even hard to think that a British institution can do this? Landlords are selling big time. I read that by the end of this year 200k properties will go on the market leaving less for rental. The Government are going into self destruct. Its the private Landlords they need to help sort the housing crisis out so why beat the crap out of us?

For god sake surely government could see what the outcome of all this battering was going to end up like. I for one will NEVER take on DSS because of all the S**T I've had to put up with trying to evict them and the protection they gave the tenant and never spared a thought for me or my property. I have just sold 10 flats and going to sell the rest very soon. There will be fewer rentable properties very soon so now they come on offering free gas checks! What total imbeciles. Bret will also bring mass unemployment so look out Landlords!

I'm in the process of selling my block of 10 flats to a housing association. I will have a hefty capital gains bill but if it gets rid of my headaches and uncertainty for me and my families future I'm taking the money and run. Its just one thing after another. Giving my long term tenants their notice was a sad day for me. One girl a nurse who works her socks off is now having to find a new flat with the attached over the top fees to pay unless she finds a private landlord without fees like I was. Everything with my 10 flats ran in harmony. Everyone was happy, 7 of my tenants have been with me longer than 10 years. Ive even been invited to weddings, christenings etc. Government get involved and all goes to rat droppings!.

1 month is very little? When the majority of renters are younger that’s a lot of money to them and makes them treat our properties with much more respect than if we didn’t have deposits. You will see more trashing and annoying repairs because they won’t have anything to worry about if they get rid of them. Anyway what the hell is wrong with a damage deposit?

Landlords require a 6 months contract end of! If we get good families and tenants then there is no reason for us to remove them from any tenancy. If they are bad people we want them out. This is so simple I have no idea why everyone is getting involved?

How does this help Landlords? If a Landlord wants to end a tenancy its for a good reason. Who gets rid of good tenants? If they can end the tenancy earlier than 3 years why can't a Landlord. Whats the point. I'm selling all my properties anyway as I can't stand any more of the governments help in my life longevity so hopefully will not be involved but come on 3 years! Its not their home it's the Landlords home and he should be able to get it back when he wants and for what ever reason. Its like Brexit, who did the research and the maths of what would life be like when we leave. Certainly never thought of the obvious. Now they meddle in Landlords affairs. Be careful government have you not noticed Landlords selling up. There will be a shortage of rental properties very soon and have you researched and thought ahead. I guess not you never do in any subject!

I've had enough now. Ive started selling my properties off. A Landlord can't control his own property anymore which makes it frustrating. I have and had great relations with my tenants and we were in harmony but now giving tenants every knife in the box to stab us with is just one sided. Nothing for Landlords when tenants are bad accept a hefty law bill. The Government is forcing a wedge between Landlords and Tenants now and they just can't see that!

I’m with Jo Beecroft on this. My insurance company will not insure my block of 10 flats because I have 1 DSS tenant. In fairness he’s been there 15 years always paid his rent. I now have to give him notice so I can insure my property. I know I’m going to get shafted by the council but what else can I do? Maybe the government should now help Landlords for a change and sort these irritating things out.

I'm the same. I sort problems out asap especially leaks! I have good tenants and we have a good relationship but unfortunately I can see all this changing soon with the continuous Landlord bashing. I have already spoke to my agent about increasing rents due to all the increases that we are having to suffer and likely increases with licensing etc. Landlords get bad press so perhaps we should be shouting from the heights thats its not us Landlords wanting to increase rent but the councils giving us no choice!

I will not allow pets in block of flats full stop. My tenants have chosen to live there because of a no pets policy. Government now gaining votes through the back door now! So will they lift my ban on smoking in the property because they want more people to buy cigarettes to gain more taxes? These medeling idiots are driving me mad.

Well I haven’t put my rents up for years but now instructed my agents to increase them every year to cope with all this Landlord abuse. Fine make rents index linked that means my tenants who love living where they are and chose me as a landlord will pay more due to the government interfering in our business. They are taring us all with the same brush as uncrupulous Landlords. Go and bash them not us.

We unfortunately have a new Mayor that has put our long awaited Arena on hold-AGAIN. Do they not understand the more they hold it the more expensive it will be. Der!!! Then more people will flock to Bristol when its built. Bedminster is now a thriving town in BS3. Sales are going through the roof!

I think we should all ask our tenants to write to their local councils and say they are worried about rent increases from their Landlords and get them to ask the Councils for their justification on hitting Landlords so hard as its the tenant that gets the increase.! In effect why doesn't the Tenant just pay the extra ££££££'s to the Council and cut the Landlord out!

My rents will increase. If they want us to maintain quality properties then why charge us ridiculous licence fees. Just admit its a tax and stop winding up Landlords with calling it something else. I am still aware that this licence is per property and not just the Landlord. Why is it we don't have to have a licence for every car/van we own? My local council have always banged on about working together but all these changes and taxes are driving a big wedge through us all! I deem myself as a good Landlord and my tenants will tell you that and also I have a waiting list for my properties so why do I have to suffer the new Tax.

Don't think the Government have stopped beating us yet. Oh no, I'm sure they are just regrouping and drawing up more ways of screwing us. Soon they'll be telling us who our tenants are, how much we are allowed to charge them in rent and how much profit we are allowed to make. So many people like myself who don't have pensions saw this as a way forward. Not now!

It is a Levy! Why so expensive. In my case that would be 11 licences! Its the Landlord that should be licensed not the property. How would you take a property to court! This will not work and they know it won't work. Unscrupulous Landlords will always be out there. If the Government want us to work with local councils they are going to have to put the baseball bat away. Its leaving a bad taste !

Totally agree Jeanne. My properties are up to date and sound and my tenants enjoy living there. I also have a waiting list for people wanting to move in! Ok I agree with some kind of licence but to licence property and not the Landlord is a joke and surely must be illegal. I'll pay one licence fee but I have 11 flats and refuse to pay per property if ever it gets to my area. Let's face it it's purely a tax nothing to do with quality. You will still get the rogue Landlords.

I never understand the rating system. I had 10 done some time back and said that if we put energy saving light bulbs in the rating would go up to a better band. Surely rating certificates can't be granted on such pathetic items when the tenants have changed every single light bulb in the block to standard light bulbs because they give out more light. So when I get the EPC renewed i'll go round and put energy savers in and when he's gone tenants will change them back again. Ridiculous. Its like slowing down at a speed camera and then speeding up when you go passed it?

Good point. For private landlords is there an App that you can walk around with an iPad or similar to tick boxes and take pictures along with an electronic signature and store it all in a tenant/client file. I would find this would save having to print out pictures for the tenant to sign across etc. Plus you could have a walk through video.

Why only BTL Landlords. Should be all Landlords. I'm not BTL and still get the tenant that knows his rights and does a runner. Credit check or no credit check they are a waste of time because a tenants circumstance can change the day after a check has been done. Everything stacks up against Landlords in the name of 'rogue landlords'. Well to my knowledge they are the minority so why are we all being beaten with the big council club? They have found a pot of gold (or what they think is a pot of gold) at the bottom of every Landlords garden and they want all of it. We will never get help with rogue tenants. End of!

There are not enough rights for Landlords out there. Thats why these guys come to the end of their tether to get bad tenants out. There are to many rogue Landlords out there. Laws keep changing in favour of tenants because of bad landlords. I'm sick of having to pay for these guys bad Landlording (if thats a word) Kick all the bad Landlords out and black list bad tenants and have equal rights for good Landlords and good Tenants and stop waving the big stick at us all the time!

Ive been hit twice from Bristol City Council. The day after my tenant has vacated the flat I get a demand for a years council tax through my letter box. Then I get a credit when a new tenant moves in for the days it was un-tenanted? In all cases they are short term tenancy. Should I ask for a refund?

I have 11 one bed flats in Bristol. My rents are some of the lowest in the area. It's my pension. I put my rents up when I have to and haven't done so in 3 years. I now can not absorb the new stamp duty rise when I add to my portfolio, I can't absorb the new licensing scheme when it comes in. (Sorry should I of said new tax scheme) and also on top of my £500k mortgage it will be hard to make money. Plus have they ever thought about when our tenants trash our property and just vanish and when it takes weeks to put back straight they charge us from day one council tax! I will be increasing my rents every year now. Thank you government for putting new monetary burdens on my tenants that some have been there for 9 years.

This is not a licence its a tax. Agree get accredited to prove your working within guidelines but come on a licence for every property!. I will certainly be putting my rents up to cover this. Its the councils that force the rents up!
